Proactive letting leads to record-breaking summer


Our Central Oxford office has had an extremely busy summer, letting 109 properties between the start of June and the end of August. This is impressive not only because it broke any previous records held for the team, but because they were able to achieve this success in very challenging times. Many of these properties were snapped up really quickly, including the examples below.

Osney Success
We were contacted by a landlord who needed help to find tenants for two properties in the popular Osney Island area of central Oxford. One is a 3 bedroom, unfurnished terraced house with a home office in the garden and the other is a 2 double bedroom, unfurnished second floor apartment with a communal garden.

Letting Department Manager, Kate Campbell, says “We know that this area is very popular with tenants and from the high quality condition of the properties we felt confident that we would match these homes with great tenants.” Kate returned to the office and briefed her letting team, with a plan to list the properties at £1,550 pcm and £1,250 pcm respectively. The team set to work, matching suitable applicants to the two properties.

The 3 bedroom house (top photo) was let before it even went online; the team had been working with a family who were looking for just this type of property and in this area, close to their child’s school. They viewed the online video tour we had provided and felt that this, and the location, were enough to proceed with an application. We then carried out a physical viewing; they loved the character features blended with modern qualities and were really happy with their decision.

The 2 bedroom apartment was let within a week of going online to a professional couple who loved the location, close to the city centre. The landlord was thrilled at the smooth, easy and fast results.

City centre appeal
Another of our new landlords had previously been using an alternative agency to list their 2 bedroom, furnished apartment in Oxford city centre (photo below). They enlisted our help as we have successfully let another of their properties via our Shared Letting office for a number of years and the landlord had been impressed with the efficiency and proactivity of the team there.

Kate says, “The team members were excited to get started on letting the apartment, particularly due to its prime location next to the Westgate Centre. This area is always popular, even more so with the addition of an off-street parking space, which is a real rarity in such a central location.”

The apartment was listed at £1,300 pcm and two viewings were quickly booked before it let to a professional couple who felt the property suited them perfectly being so close to the city centre and with secure parking. The landlord was delighted, saying “It is very important to have a contact who sees the process through from beginning to end and coordinates everything. You are not necessarily the cheapest but definitely the most professional!”
