Even though we are in the ‘busy summer months’ of letting, our team retains its focus on matching the right tenant to the right property. They know that just putting anyone in now for the sake of securing a tenant is very short-sighted and can cause issues later down the line if the property is not right for the tenant. Our North Oxford letting team had a great example recently of focused yet swift letting:

We were invited to appraise a 4 bedroom, 3 bathroom house off of the Woodstock Road towards the end of May. The owners were in the process of renovating the house, including a newly formed attic conversion with far-reaching views over Wytham Woods, new bathrooms and a contemporary Miele kitchen. The house was lovely and with our experience, we could see the potential of this property but were aware that it might not ‘show’ well to potential tenants while works were being carried out.

Letting Specialist Rosie Marsden-Smedley had been working with an applicant who was looking to move with his family from London to Oxford for the children’s schooling. Once we had been instructed on the property, Rosie emailed the details to her applicant as it ticked so many of their boxes. She did not receive a response to this email, however a few days later the applicants visited Oxford to look around the area and they popped into the office to say hello. Rosie chatted with them and then took them straight over to the house as she was so sure it was a great match for them.

Sure enough, they loved the house because of the high quality of the new bathrooms and recent kitchen and the master bedroom with its huge glass window overlooking Wytham Woods and St Edward’s School golf course. They also loved the location as they need easy access not only to the schools but also to Oxford Parkway for their commute to London. The ground floor study and large living room were also an advantage as was the proximity to Summertown’s shops and restaurants and the city centre.

They booked in for a second viewing the following weekend to meet with the landlord and go through the renovation work in detail. They then applied for the property on the Monday and will move in once the works are completed. Slick letting indeed!
