Making the best of a bad situation
Although a tenancy agreement is a commitment to rent a property for a fixed period of time things can inevitably change, taking a tenant away from Oxford or meaning a property no longer suits a tenant’s needs. It’s always a difficult conversation to tell a landlord part-way through a tenancy that their tenants need to ‘surrender’ the tenancy. Luckily, we have no shortage of applicants at the moment and last week five recently surrendered properties were re-let on the first viewing; great peace of mind for the landlord. Photo 1 is a 5 bedroom townhouse in Summertown which was let to an Executive Researcher moving from London with his family. They applied for the property immediately after viewing it and the landlord is delighted that we found new tenants so quickly. Our East Oxford team let two surrendered 1 bedroom apartments on first viewings last week too: one to a Medical Researcher working for the University and a period conversion (Photo 2) to a lawyer who was looking to move as soon as possible. The success spread to our Central Oxford team who let two surrendered properties last week on the first viewing. The first was a 2 bedroom Victorian end-of-terrace house perfectly matched to a couple and the second (Photo 3) was a 1 bedroom apartment which was so popular that it had two separate applications from the first two viewings! On top of these, last week saw another four properties let on the first viewing including two properties which are new to our lists: Photo 4 is a 1 bedroom apartment in Wheatley which is a new property from an existing client and Photo 5 is a 3 bedroom 1930s semi-detached house in Marston which let unseen to a visiting professor at the University and his family who are relocating from the Netherlands. A 1 bedroom furnished apartment in Summertown was re-listed last Thursday and let on Friday to a doctor coming to work at the JR, and a studio apartment in Headington was taken on the first viewing by a single professional.
