One viewing, one let


The East Oxford letting team

The start of May is a big deal in Oxford. May Morning is famous for celebrations on Magdalen Bridge, but just a little further down the road our East Oxford office at St Clements have had a busy start to the month as well.

In the first few days of May, our letting team at East Oxford let half of that week’s lets on the first viewing. This is impressive, and is never a fluke; this happens because of a combination of accurate rents, good quality property, and well-matched applicants.

Photo 1 shows a 3 bedroom newly built house in Headington, which was acquired by the landlord with the assistance of our investment division, Inspired Investment, in December 2012 and was quickly let to a tenant for 6 months. When we relisted the property at the end of April, in preparation for that tenant leaving in July, it was let on the first viewing to 2 academic sharers who really liked the style of the property and loved that it has a garden.

A modern 2 bedroom unfurnished apartment in Headington (photo 2), close to the ring road, was let on the first viewing to a lady who was relocating from Cambridge. Location was key to her, as she wanted to be close to her work. She liked the light and airy feel of the apartment and having a parking space was important to her too.

Location was also important to the professional couple who took a 2 bedroom duplex apartment on St Clements (photo 3). The property is only a few paces from the London coach link and is also close to the city centre. One of the tenants works at one of the Colleges and the other works predominantly in London and so this apartment was ideal for them. What made this let all the sweeter was that it had been let in April but those tenants had pulled out. The landlord was delighted when we re-let it on the first viewing.

The fourth quick let was to a researcher who was new to Oxford. He wanted to be close to work but also close to the city centre for its shops and nightlife. The perfect property for him was new to our books, but from an existing landlord (photo 4). It is a stylish 1 bedroom duplex apartment with good access to the city centre and was a great match for our applicant.
