99.98% occupancy is not just luck
Achieving an occupancy rate of 99.98% doesn’t just happen.
It takes a lot of hard work and a fine balance of several factors:
Finding the right tenant: The right tenant isn’t necessarily the first person with good references to show interest. It’s about matching the right tenant to the right property. Finding someone who will take care of the property, and stay there long-term is more important than just finding an occupant.
Good-looking properties: Top quality properties will attract good quality tenants. For example, a 2-bedroom penthouse apartment in Jericho was recently marketed for £3150 pcm and let well. Applicants know a ‘below par’ property when they see it, and viewings decrease.
Accurate pricing: When properties are marketed at good – but not silly – rents, they perform well. A lovely home with inflated rents (whether dictated by the landlord or proposed by an agent to seduce a landlord) will remain empty, irrespective of how they look online – it’s about what people will pay.
Vigilance: It is important to be attentive to properties which are ‘sticking’ on the market. Monitoring a property’s click-through rate (the number of times a property is clicked on divided by the number of times it is returned in a search, expressed as a percentage) might give you an idea of why it isn’t letting. We check these regularly, updating photographs and descriptions where necessary. We also have a network of offices to ‘share’ these properties with, to increase the number of potential viewings.
