Over the Christmas break we will endeavour to deal with emergencies as quickly as possible, however there will only be a limited number of contractors working, particularly on bank holidays. Please be aware that repairs may take longer than usual as a result, and that domestic appliance engineers do not provide an emergency service.

Please advise your Property Manager if you will be away from your property for more than 14 days, as this could impact the property’s insurance policy, and do not turn off the utility supplies while you are away (gas, water, electricity etc).

Tenants of non-managed properties should ensure they have their landlord’s contact numbers as our emergency service is only for properties managed by Finders Keepers.

24-Hour Emergency Service

The emergency service is for genuine and real emergencies only in managed properties. Before contacting the 24-hour service, read our separate page on emergencies here. We strongly recommend that you familiarise yourself with the location of the stopcock, fuse box, circuit breakers etc. as soon as possible. Any non-urgent maintenance should be reported through the tenant portal and will be actioned as soon as possible.

Before contacting the emergency line, please first ensure that you have checked all obvious solutions such as blown fuses, tripped circuit breaker or a blown light bulb. Some appliances - especially ovens - may have switched to automatic instead of manual. You will be charged a call out fee for any call out where the engineer does not detect a fault.

Keys

If you lose your keys or lock yourself out you will be responsible for paying for the cost of a locksmith. This will be more expensive during the Christmas period, so we suggest that you make provisions to leave a spare key with a neighbour or friend. If you will be leaving the property for a period of time, ensure all doors and windows are locked and, if applicable, set the security alarm. It is also advisable to ask your neighbours to keep an eye on the house whilst you are away.

Heating

Heating

During cold periods, your heating should be left on a low continuous setting (60ºF/15ºC minimum) to allow warm air to circulate. This will help to prevent frozen pipes and floods. If you have access to the loft space, the access cover should be left open to enable warm air to circulate into the loft. If your property has oil and/or LPG you should ensure that you have adequate supplies and have arranged a ‘top-up’ service with your provider. Please turn off and drain any external water taps - if you need any advice or help to do so, please contact us well in advance of the Christmas break.
