There are many factors to consider when selling your property - so what can you do to prepare and give your sale the best chance to succeed? Here's our 10-step guide to the sales process.

1. Comprehensive Valuation

We have a deep understanding of the markets in which we operate and are able to give the right guidance to achieve the best sale at the best price. The market at any given time will ultimately decide what any property is worth. We will always be honest with our valuation and provide you with market-driven data to show how we arrived at this figure. We will explain our marketing strategy from the outset, and this will be regularly reviewed with you to ensure we are proactive and not reactive.

2. Prepare Your Home for Sale

It is vital for the property to really standout against the competition in the marketplace. If there are items which you know a potential buyer might not be keen on then it is wise to get them sorted before commencing with marketing. Once sorted, our professional photographer can visit and complete all photographs and professional video, detailed floor plan and EPC in one visit to minimise disruption and increase efficiency. Presentation of the property is so important for a successful sale, so it’s essential to keep the property looking its best for all viewings.

3. Gather Information

We need to be open and transparent to all potential buyers. To assist your sale, we will need to understand as much about the property as possible, so dig out any paperwork! You will also need to provide a list of fixtures and fittings included in the sale. If it is a leasehold property you will need to obtain a management pack for conveyancing. This can take a few weeks so get it lined up now.

4. Find a Buyer

We maximise exposure of your property across various media, including our website and the best property portals, striking sales boards, a database of buyers, direct mail campaigns and a network of offices and their window displays. All of this advertising is effective to a point. Our highly motivated team will work hard to match the right buyers to the right property. We take pride in having a bespoke strategy from the outset, and this is discussed with you prior to listing the property on the portals.

5. Viewings

Viewing arrangements are agreed with you in advance, and each one is accompanied by our team so we can use our expertise to help sell your property. Any feedback from buyers can be used to guide you on what needs to change (if anything) to achieve a sale.

6. Instruct a Good Solicitor

It is impossible to overstate this a successful sale relies on an efficient solicitor. It is best to get a solicitor before you sell lined up so that they can immediately spring into action once a buyer is found. We have a panel of tried and trusted solicitors that we can put you in contact with who can actively and effectively represent you and keep the sale on track.

7. Receive an Offer

Our aim is always to find a genuine and motivated buyer, so we gather all important information before formally presenting any offer to you. You will always be contacted with a comprehensive breakdown of the situation, plus any special conditions, so the decision of whether or not to accept an offer is as straightforward as possible.

8. Accept an Offer

Each offer is unique and there are often numerous parts to consider. It is wise to consider the lowest price you would accept for your property early on in the process. We will liaise with you closely and look to achieve the highest price and best outcome. Once any offer is accepted, we will then prepare a detailed memorandum of sale and send to all parties so the conveyancing process can start.

9. Conveyancing

The art of the sale! The truth is that going from sale agreed to sale completed is rarely straightforward. We will advise you and negotiate on your behalf throughout this process but you will also need to be proactive and regularly engage with your solicitor. This will push the sale to completion more quickly and ensure any problems are swiftly resolved.

10. Exchange and Completion

Once all conveyancing paperwork is completed, and both sets of solicitors are happy, a completion date is set. The parties sign contracts, a deposit is paid and legal contracts are exchanged. The balance of monies is then transferred between the solicitors. Keys are released on completion.
