Safety at the Property

Gas Safe Record and Electrical Installation Condition Report
It is a legal requirement that a landlord provides a tenant with a valid Gas Safe Record every 12 months to prove that all the gas appliances in the house have been checked for safety. An EICR must be conducted at least every 5 years.
Please note access to the property will be required just before each certificate expires.

Smoke and Carbon Monoxide (CO) alarms
Smoke alarms will be fitted at the property on each storey and carbon monoxide alarms will be fitted where there are solid fuel or gas appliances.
Finders Keepers will check that they are in working order at the start of the tenancy. It is your responsibility to check them monthly and report faults immediately. Before reporting any faults, do ensure they are dust-free, and you have replaced any batteries (you will usually hear a regular single high-pitched noise coming from the alarm to prompt you to replace it).

Legionnaires’ Disease
It is your responsibility to ensure that all taps in baths, sinks and basins are run, that lavatories are flushed, and the shower is run for twenty minutes after the property has been vacant for any period of seven days or more.
