Gas safety checks for landlords

If you are a landlord, you are legally responsible for the safety of your tenants in relation to gas appliances and boilers. By law you must:

  • Maintain and repair any gas appliances, fittings, pipe work and flues provided at the property in safe condition
  • Ensure an annual gas safety check is carried out by a registered Gas Safe engineer qualified to carry out work on gas appliances at the property
  • In addition, your tenant must be given a valid copy of the gas safety record before they move into the property and annually thereafter, retaining copies for at least two years.

Failure to comply could result in a substantial fine of up to £5,000 and even a custodial sentence for up to six months. In an extreme case, failing to test your appliances could lead to the injury or death of your tenants.

What happens?
As soon as you have instructed us to carry out a gas safety inspection, we will contact your tenants to arrange access and book a suitable date.

The gas engineer will carry out a gas safety check and service and ensure that the correct paperwork is filled out. We will hold records of the check and inform you of any work that needs to be done. We will also remind you when your check is due.
