Renting a property when you have a pet

The right for tenants to keep a pet is not absolute, and is subject to following the correct procedure and the landlord granting consent.

The tenant must make the request in writing to the landlord and should include a description of the pet for which they are seeking consent. The landlord will then either give or refuse consent in writing. It is important to note that there are circumstances under which it will be reasonable for the landlord to refuse pets (i.e. it is not a 'given' that if you make a request for a pet that you will automatically gain consent).

Although the government has not stated what they consider 'reasonable grounds for refusal', it is likely to be:

  • If the superior landlord refuses to give consent (most commonly this would be the superior landlord of an apartment block)
  • If the type of pet is not appropriate for the property
  • If the number of pets is not appropriate for the property
  • If there are reasonable concerns about the welfare of the pet
  • If the property is shared and another tenant has an allergy
