Let on the first viewing

Letting a property on the first viewing could be negative if the let is agreed with the first person through the door simply in order for the agent to earn their commission. At Finders Keepers we can proudly say that ‘let on the first viewing’ is a positive as it is down to hard work and careful matching. Our letting team is not paid on commission. We understand that finding the right tenant works out better in the long run; fewer property management problems from tenants who were unhappy from the start and hopefully fewer tenancies for the landlord as happy tenants tend to stay longer. Over the last couple of weeks we have let several properties on the first viewing. Here are just a few examples.

We were instructed by an existing customer on a 3 bedroom house off of Shakespeare Drive. The end-of-terrace property had been fully renovated earlier in the year, including a new kitchen and bathroom (with shower over bath) and new carpets and redecoration throughout. We listed the property at £1,200pcm and immediately let it to a couple who were moving to the area and wanted to be near the town centre and have a garden – the landlord is delighted.

We also recently listed a modern 3 double bedroom house in a quiet residential area north of Bicester town centre. We listed the semi-detached house at £1,250pcm and let it on the first viewing. At the time we were working with an applicant who was looking to move to the area for work and wanted to be close to the town centre. Her search was a little tricky because she has a cat and not all landlords will accept pets in their properties. This property was ideal as the applicant and landlord were very similar in that they were both single occupiers and had cats – a match made in heaven!

We were working with an applicant who was looking for a 3 bedroom house close to Bicester town centre. They are buying a property on a local development, so are renting in the meantime, which is within a short walk of the children’s school. We found the perfect property for them: spacious, with a rear garden and less than a 10 minute walk from the school.
