List your property now to get the best rent in January


Christmas is coming. We are now into December, which is not a big concern if you haven’t yet ordered the turkey or planned the presents, but could prove to be a problem if you are planning to let your property out in the New Year. The weeks before the big day are always incredibly busy with many people to visit and errands to run. It is cold and your focus is on other things. However, if you want to ‘get let’ in 2016 you need to start getting organised – the earlier the better.

Rental properties are advertised 24/7 and every year we see applicants taking advantage of the free time between Christmas and New Year to look for a new home – confirmed by the number of lets agreed during December and January (Figure 1). Indeed, people are even searching for property on Christmas Day (Rightmove saw over 1 million visits on Christmas Day 2014 – twice that of 2013) and Boxing Day is one of the busiest days on the property portals (Rightmove and Zoopla).

The result? Significant numbers of applicants at the starting line when we re-open our offices. finders.co.uk had 14,162 visits in the first two weeks of 2015 (5th – 18th January) and we received 59.5% more property enquiries in January compared to December.

In short, you need to start taking active steps now to put your property on the market: read up on the legislation, meet a couple of different agents, and start planning your strategy. Even if you haven’t got to that stage yet, if you’re thinking about letting your property, do give us a call to chat through your options. A good agent will give you an honest valuation based on similar properties they have let in the area. Beware of the agent whose valuation comes in much higher than others – the likelihood is the property will sit empty before they propose a decrease to a more realistic rent. Similarly, good agents know what they are doing: if they give you feedback on how to make the property more attractive to great tenants then do consider taking action.
