Success with short term lets
In letting, it is inevitable that sometimes clients will take their property back, whether that is because they need to move back in themselves, or perhaps they want to sell the property. However, we don’t like to lose contact with these clients and from time to time we get in touch to see if there is anything we can help with. Recently Clare Poil, Letting Department Manager of our Banbury office, contacted some previous clients to see whether Finders Keepers could help them in any way.
One client has two properties which we have helped him to find tenants for over the last two years. The properties are barn conversions set in the idyllic village of Warmington and both are furnished to a high standard. The owner operates a holiday letting business in spring/summer but he finds it less time consuming and more effective to run slightly longer tenancies over autumn/winter.
After discussing the landlord’s needs we marketed the properties as being available from November until Easter 2016 so that the landlord could run his holiday lets again next year, but receive income over the winter months. Within a week we found great tenants for both properties: a family moving from Australia felt that this short-term let would work for them as they get to know the area and decide where they want to live in the long term. Similarly, a professional couple who are selling their own properties, but have not yet decided where they want to buy their next home, felt that this short let was a helpful stop-gap.
We also helped another Letting Only client who was struggling to sell her property; a 4 bedroom house with an acre of paddock and stabling north of Banbury. Clare got in touch to ask whether we could re-list the property for letting and after a few more weeks on the sales market with no bites the landlord called us up. She wanted to know whether we could find her a tenant until spring at which point she will try to sell the property again. We agreed and within the week had found the ideal tenants: a family who needed a 6 month tenancy to take them through to March when they can move back into their own rental property in Coventry.
Clare said: “It’s great to be able to help our clients out for short term lets as well as long term ones. It is clear that an empty property earns you nothing, but given that council tax must now be paid on empty properties, the family home in Priors Hardwick would actually have been costing the owner money. Although many of our clients take advantage of our award winning management service for the long term, we are always pleased to be able to help our letting only clients to find fantastic tenants whether that is for 6 months or 6 years.”
