Does Higher Quality Mean Quicker Lets?

Finders Keepers had let and managed a 3 bedroom semi-detached house with a large rear garden on the outskirts of Radley village for 10 years. The tenants had been there for 7 years and the property was beginning to look tired.
When the tenancy was coming to an end Property Department Manager, Natalie Wood, spoke to the landlord and discussed making some upgrades to the property to improve its ‘let-ability’ and increase his rental income.
Our building division, Bricks and Mortar, had previously upgraded the bathroom at this property and so the landlord was very happy to entrust them to manage this project as he lives abroad. After discussing the project with the landlord, Bricks and Mortar produced cost estimates and timescales for the suggested works, which included:
- New kitchen
- New sub-floors on the ground floor
- Re-carpeting throughout
- Full redecoration
- Tidy the garden
- New curtains (supplied by our furnishing division, Decorum Interiors)
The upgrade was completed on time and within budget. More importantly, a let was agreed by our team in Abingdon before the project had even completed. A professional couple were looking to move to a home with more space so we showed them this property mid-project, along with a list of everything which was going to be carried out.
They applied for the property and visited once more to measure up before their tenancy started. The landlord is delighted as he has improved the quality of his property, secured a let before the works completed and has increased his rental income by 22%.
