Under the skin of the letting market

Here we share news and views on both the local letting market in & around Oxfordshire and all planned and recent legislation.

Smooth moves in Banbury

A long standing Banbury tenant (Mrs G) had decided that the apartment she had lived in for over 4 years had eventually become too small for her and her daughter. So, at the end of her tenancy she planned to move to somewhere bigger. Naturally, she let us know the type of property she was now looking for.

After 4 years we knew, and had already prepared the landlord following the last inspection of the property, that some redecoration work would be needed at the property. Bricks and Mortar quoted and were given the go ahead for the work to start shortly after the tenancy ended so as the void period was kept to a minimum.

We then received notice to vacate from other tenants (who were purchasing a property of their own) on a 2 bedroom house with a garden. After a tenancy of 3 years, this house also needed some redecoration, which was planned and booked in with Bricks and Mortar.

This 2 bedroom property suited Mrs G’s requirements perfectly, although the dates were not ideal. Given the shortage of houses for rent in Banbury and knowing she was a good tenant, we contacted her immediately. She viewed, and loved the house. It was let before it was marketed.

In order to make it work, at this early stage we were able to negotiate a short tenancy renewal at her current apartment and push the refurbishment plans back so that she could move in to her new home as soon as it was ready.

Her current property let quickly at the later date and for the asking rent (the apartment viewed brilliantly – it’s why we wanted to keep her as a tenant!)

At both properties the upgrade work, final inventory checks and tenancy start dates are all booked in advance which just leaves the Property Manager to oversee and make sure everything happens as planned!
