High conversion rates in a quiet week
Have you ever asked an agent how the market is? “So busy” comes the reply. You bump into the same agent two months later and ask again. The reply: “So much better than two months ago, it was dead as a dodo…..” Well, being honest, last week was slow in our North Oxford office for new applicants. However, we still let eight homes: a great conversion rate. That said it is interesting to look at what is driving these eight lets:
Photo 1 is a 3-bedroom unfurnished Summertown apartment marketed at £1495 and let to a senior figure in healthcare who wants to live in Summertown yet close to East Oxford’s hospitals.
Photo 2 is the new home for a European corporate tenant who stayed with us last year. She is returning and her employers asked for a similar apartment. The third new tenancy is in the same block as Photo 2. This 2-bedroom apartment has secure parking and wooden floors throughout. The new tenants are moving from another of our properties and they want the same standard of service with a little more space.
Photo 3 is a 2-bedroom Jericho home previously upgraded by our building division, Bricks & Mortar. It was let within a week to another current tenant who wanted a slightly bigger home in a more central area.
Photo 4 is a Jericho apartment let to a family living in the same development. Photo 5 is a four month short let to a couple who are having building works done on their house. It is unusual because it is an unfurnished short let.
Lastly, on Saturday morning we let two more properties (in Richmond Road and Bowood Court), both on the first viewing.
