What happens at the end of the tenancy?

If your tenancy is an Assured Shorthold Tenancy you will be served with a statutory legal notice requiring possession. Your check-out (final inventory check) will be booked, and you will be sent detailed notes to help you prepare.

What should I do to prepare for the tenancy end?
Please allow time to read the check-out notes carefully and follow the instructions. Call or email your Property Manager if you want more specific advice. Your Property Manager will be happy to visit the property ahead of the check-out date to help you to prepare or to organise contractors on your behalf – for example professional carpet cleaners, window cleaners and gardening services.

In short: you need to return the property in the same condition that you found it when you moved in (as per your inventory). You will need to organise cleaning and gardening, and to put everything back in the same place as it states on the inventory.

Our experience indicates that most people find it takes far more time to prepare the property for the final inventory check than anticipated. We would advise you not to leave everything to the last minute.

What happens at the Final Inventory Check-Out?
We can only carry out the final inventory check once all personal possessions and people are out of the property. Your Property Manager will arrange to meet you at the property and will check each item on the inventory with you.

This is carried out during working hours either on the last day of your tenancy or the next working day, by appointment and we strongly advise you to be present. If you cannot be present, email or call your Property Manager to give them your forwarding address and contact numbers.

Your Property Manager will discuss the outcome of the final inventory check, detailing any items that are missing, damaged or need further cleaning. These will be written on the check-out report.
