The result - We negotiated a reduced price from the developer for our client with a high-quality property let with a 4.9% gross yield.

The scenario - With an unusual location and a tricky sales market we needed to find the right ‘buyer’ to take over a long term tenancy.

The value-added - Our investor club and known investors list allowed us to speak with experienced investors able to see the benefit in the property and location.

The result - With an excellent rental price in place by Finders Keepers a sale was agreed at a strong price for the seller, with the purchaser picking up a gross yield of 5.4%.

The brief - A current tenant of ours contacted us as they had funds to invest but did not know where to start with their search.

The scenario - This apartment had recently been bought as part of a company purchase. The new owners were immediately looking to release some of the capital.

The value-added - We matched the vendor and purchaser immediately and agreed the sale. This sale was agreed with zero marketing and within 24 hours of the vendors informing us of their desire to sell.

The result - The vendor achieved an immediate and fast sale to a cash purchaser. The buyer purchased a perfect investment property below the true market value and began earning income from the day of completion.

The value-added - The development was sold in one transaction with tenants in situ at all properties. The outgoing client achieved rental income until completion and the buyer was immediately gaining a strong yield.

The brief - A previous tenant had inherited some money and were looking to achieve a certain monetary level of return each month on an investment.

The opportunity - Due to the level of desired return we had to think outside the box so delved into our database for off-market opportunities. We found an HMO property for sale and due to our experience we saw huge potential in it with the possibility to increase the rent by 35%.

The value-added - From knowledge of the property initially, negotiating approved C4 status as part of the purchase, through to advising on the potential of the property and providing scope of works to achieve it.

The result - A very happy client now owner of an investment property which will perform consistently well. Our in-house building and furnishing divisions are providing estimates for the work which will be completed before new tenancy.
