I] Check the inventory and return it within seven days
To protect your deposit, it is essential that you review the inventory at the start of your tenancy. This document is a detailed description of the property and contents and their condition. The inventory will be used at the end of your tenancy at your final inventory check to assess whether anything is missing, damaged, or requires further cleaning or repair.

Paper copy
If you do not agree with a description, make concise notes on both copies of the inventory, and return one to us within 7 days, keeping the other for your own records.

Digital copy
If you do not agree with a description, make concise notes on the inventory before digitally signing it and returning it within 7 days.

The inventory is very important and forms part of the Tenancy Agreement – your legal contract. It is vital that you check that it is a fair and accurate description of the contents and condition of the property. Please note if you do not return the document within this timeframe, it will be used as a true reflection of the property at the start of your tenancy.

II] Book your check-in
Call your Property Manager to arrange a check-in appointment. They will meet you at your new home to familiarise you with the property and how to work the appliances and heating. Instruction manuals will be at the property and can also be downloaded from the manufacturers’ websites, but we do recommend booking a check-in so you can be shown first-hand.

III] What about transferring the utilities into my name?
Finders Keepers uses a concierge service to handle utility switches. Just Move In will contact you directly and as a Finders Keepers tenant you will also benefit from being able to use JMI's services free of charge. If you have not heard from JMI, please contact your PM.

If your property’s central heating system runs on oil, the tank will be full at the start of the tenancy and should be left full at the end of the tenancy. If you want to know how to order central heating oil, speak to your Property Manager.

The meter readings should be on your inventory. Water meters are often difficult to access so we will contact the provider to read this on your behalf. It is your responsibility to check and record your meter readings on your tenancy start date.

Please note that telecom providers will only deal with the new customer directly. The telecom provider will offer different options and prices, which are your responsibility to pay.

IV] What insurance will I need?
We advise that you take out an ‘all-risks’ contents policy, which also covers accidental damage to your landlord’s possessions as well as your own. We can offer insurance services through Dynamo who specialise in arranging insurance cover designed especially for tenants – click here.
