If your tenancy is coming to an end shortly, watch this short video for advice on getting ready to hand your property back.

Despite what you may have heard, it is not in our interest to make deposit deductions and we do not make money from it! Our obligation is to ensure the landlord’s property is returned as per the inventory.

It is up to you whether you feel you can clean the property to a professional standard (and if you have the time to do so). However, many tenants pay a professional cleaner for their end-of-tenancy clean to reduce the risk of cleaning-related deductions from their deposit. For the majority of 4- and 5-bedroom HMO properties, an end-of-tenancy clean can range from £600-1000 (prices as of May 2025).

If you’re not sure, speak to your Property Manager to arrange a pre-check-out appointment at your property. They can give you an idea of what needs to be cleaned before your final inventory check.

Please note that this is not an exhaustive list, and additional cleaning may be required to return the property to its original condition, as documented in the inventory.
