Electrical safety inspections for landlords

The Electrical Safety Standards in the Private Rented Sector Regulations 2020 mean that landlords are required to have electrical installations in their properties inspected and tested by a person who is qualified and competent, at least every five years. They must then provide a copy of the report (known as the Electrical Installation Condition Report or EICR) to their tenants, and to the local authority if requested. If the report indicates that investigative or remedial works are necessary, landlords are obliged to have this work carried out.

Without a satisfactory result on the EICR a new tenancy cannot legally start at your property, and landlords who fail to conduct an EICR (and any work it recommends) before a new tenancy commences will face a fine of up to £30,000.

What happens?
As soon as you have instructed us to carry out an electrical safety inspection, we will contact your tenants to arrange access and book a suitable date. We will hold records of the check and inform you of any work that needs to be done, and will also remind you when your check is due.
