Making Tax Digital

The UK government is introducing Making Tax Digital (MTD) for Income Tax, which will change how landlords report their rental income to HMRC. While the rules may sound complicated, the good news is that if your property is managed by Finders Keepers, much of the information you need will already be available through the statements we provide. Our team will continue to support landlords with clear, organised financial reporting to help make the transition to MTD as straightforward as possible.

For landlords and self-employed business owners with a qualifying total business or property income over the threshold, MTD for Income Tax will be introduced in phases:

  • From April 2026 – landlords earning over £50,000 per year from gross rental income.
  • From April 2027 – landlords earning over £30,000 per year from gross rental income.
  • From April 2028 – landlords earning over £20,000 per year from gross rental income.

If your total business or rental income falls below these thresholds, you may not need to join immediately, but you may still choose to adopt digital record keeping earlier than required. It is sensible to start ensuring your records are clear, accurate and regularly updated as this will make it much easier to meet the new reporting requirements when they come into force. How will this affect landlords?
Under Making Tax Digital, landlords that fall within the thresholds will need to:

  • Keep digital records of rental income and expenses.
  • Submit quarterly updates to HMRC using compatible accounting software.
  • Ensure your figures are kept up to date throughout the year and complete a final year-end declaration (due 31st January 2027).
The first quarterly submission for the 2026–27 tax year will be due on Friday 7th August 2026. The subsequent deadline dates are 7th November 2026, 7th February 2027 and 7th May 2027.

How Finders Keepers will help?

These will be emailed to you (in Excel spreadsheet format) and a copy will be saved to your portal which you can log into at any time to download the reports.

These new summaries will provide a clear overview of your rental income and costs, which will help you to maintain the digital records required under MTD (and can be shared with your accountant). The first quarterly summary will be issued at the end of June 2026, covering the first quarter of the tax year. Please note that Finders Keepers will not submit tax information directly to HMRC, and this responsibility will remain with you or your accountant.
