Letting Process

| 1 Register | By web, phone or in person. Contact us to register. |
| 2 Property search | Via our online rental search and expert letting staff, who can drive you to viewings. |
| 3 Reserve property | Fill out the TRACC form, pay the TRACC fee and we reserve your new home and take if off the market. The fee is 25% of the monthly rent (minimum £200, maximum £500) + VAT and comprises payment for your Tenancy Agreement, Reference checks, Application Fee, Check-In and Check-Out. |
| 4 Sign tenancy agreement | We arrange a date for you to sign the Tenancy Agreement and pay your 1st month’s rent & deposit. We collect your 2 references. |
| 5 Pay 1st Month's rent and deposit | Most people do these steps together. The first month’s rent and deposit are payable at least 14 days in advance, by credit card (Visa, Mastercard or JCB), debit card (Delta or switch) or banker’s draft in sterling.
The deposit for furnished properties is 2 months’ rent, and for unfurnished properties is 1.5 months’ rent. Thereafter, the rent is collected by Direct Debit from a UK bank account. |
| 6 Check-In | Your property manager ‘checks you in’ to your new home, explaining all the appliances and talking through your Inventory, which you must check and sign. The Inventory is important: it is the agreed statement of a) what is in your property, b) what condition everything is in. |
| 7 Enjoy your home | We give every tenant our Finders Keepers 'At Home' folder which has answers to hundreds of common questions as well as information about your property's applicance and utilities. If you have any further questions or issues arise, your Personal Contact's details are in the front of the folder. For emergencies at night, such as flooding, call our 24 hour Emergency Helpline. (Details of what defines an emergency are found in the At Home folder) |
| 8 Offer to extend | Before your tenancy finishes, we ask if you wish to extend your tenancy. |
| 9 The Check-Out | At the Check-Out your property manager goes through the Inventory to check everything is in good order - we ask that each property is left as found. We send details of your Check-Out two weeks in advance. We can organise cleaners if needed - 45% of tenants now use this service. To make the Check-Out process easier, we recommend you being present. |
| 10 Deposit Refund | If there are no damages to your property, we refund the deposit within 48 hours. |
