We love it when a plan comes together
Back in April our Banbury Office Manager met with an existing landlord at their own home, a delightful conversion of 2 cottages in Great Tew, which they wanted to let out.
The landlord told us the property would be ready from mid-July, so we immediately began marketing it. Soon after, the perfect tenant viewed the property and instantly wanted to take it.
Unfortunately, the tenant wanted to move in sooner than the landlord could leave but after some negotiation, a date was agreed. All was proceeding well until the landlord was let down by their movers, which resulted in changing the tenancy start date. After a huge amount of negotiation, all parties agreed to continue.
We had our ‘hand over’ meeting (where the landlord provides us with the property information for us to take over the management) at the cottage just 7 days before the tenancy started – the earliest our landlord could do - amongst packers and movers. Our Property Manager even made a round of tea for the workers!
The tenancy preparation was then planned with military precision: a carpet replaced, chimneys swept, windows cleaned, carpets cleaned, property cleaned, oven cleaned, gas safety check and remedial work carried out, electrical safety check and remedial work carried out, inventory taken and keys checked and cut. All of this was completed in time for the tenancy start a week later. The tenants have had their first weekend in the property and are delighted with it.
This was an unusual scenario as we usually leave more time to prepare a property, but sometimes we have no choice. Due to our Property Management being handled in-house, we have the skills and flexibility to be able to react quickly when the needs of our clients dictate.
